One of the largest biotech landlords in the Bay Area has plans to expand its properties in Brisbane’s Sierra Point Peninsula.
Healthpeak Properties filed an application to redevelop two different towers it owns right next to the Brisbane Marina, the San Francisco Business Times reported. The real estate investment trust plans to retain both of the buildings and integrate them into a “state-of-the-art life science development.”
The buildings, which measure 427,283 square feet, are called The Towers and Sierra Point. The eight- and 12-story buildings are known for their curved facades.
The proposed plan calls for two new life science buildings — one rising nine stories and the other 14 stories — to be built just to the north of the existing structures. The project, which DES Architects + Engineers is working on, will ultimately yield more than 1 million square feet.
An existing parking structure will be demolished to make way for a larger one that can accommodate more than 3,500 vehicles. Additionally, the plan includes more than eight acres of open space with outdoor work areas as well as a two-story, 30,000-square-foot publicly accessible restaurant along the Sierra Point Parkway promenade.
“The Towers will be a center for excellence and innovation and a landmark for Brisbane in the fast growing life science community,” the developer said in the application. “This project revitalizes the neighborhood [by] replacing vast surface parking lots with highly amenitized green space and provides a destination for the community.”
Healthpeak is also working on The Shore at Sierra Point, a $600 million campus of five buildings totaling more than 620,000 square feet along Brisbane’s waterfront. With phase one complete, Healthpeak expects the second and third phases to be ready for initial occupancy as early as the end of 2021. The company is also developing a more than 1 million-square-foot life science campus at 494 Forbes Boulevard in South San Francisco.
