Related California proposes multifamily development for Bishop Ranch property

Plans to turn San Ramon’s Bishop Ranch office park into a mixed-use neighborhood are closer to reality.

Related California proposed building the first multifamily housing project under the 135-acre CityWalk master plan, which was approved in 2020, the San Francisco Business Times reported. The property, owned by San Ramon’s Sunset Development, will soon have a 406-unit, seven-story residential building on 5.5 acres of undeveloped land at 6201 Bollinger Canyon Road.

The units will make up the first six floors of the building and will include studios and one-, two- and three-bedrooms. About 61 will be marketed as affordable housing. The seventh floor will hold 20,000 square feet of amenities, including a pool deck.

Related has also proposed a six-story, 800-space garage alongside the residential building. Plans show that the housing will be built around the parking garage so as to obscure its view.

The parcel makes up a portion of the BR-1A neighborhood, cleared for 652 units, in the CityWalk plan. Along with a recently proposed 183-bed senior living facility, Related’s proposed development would complete the neighborhood.

The project was set to go before the San Ramon Planning Commission for feedback this week. A formal development application for the project could soon follow.

Sunset sold another 31-acre parcel of the Bishop Ranch property to SummerHill Homes for $108 million in December. That site, outside the boundaries of the CityWalk master plan, will be home to 286 detached homes and 136 townhouse units. Dubbed Bishop Ranch 6, it’s set to break ground early this year.

The residential portion of the CityWalk master plan is expected to be completed over the next 20 to 30 years.
