Tiburon Peninsula property chopped anew to $63M

Land was at the center of a legal debate over access to trails on the property

A 110-acre property on the southeastern tip of the Tiburon Peninsula had its price chopped again, this time to about two-thirds of its original $110 million price.

Easton Point, mostly meadows, native plants and a thick forest 590 feet above sea level is now being offered for $63 million, SFGATE reported, citing a listing from Sotheby’s International Realty.

Sotheby’s calls it “the Bay Area’s most majestic land.” It lies on the border of Tiburon and is technically within the unincorporated territory in Marin County.

“The property was originally approved for a 43-lot subdivision of single-family homes, although the ideal buyer would purchase Easton Point for a single private residence, avoiding the historically proposed development,” Sotheby’s said.

The land was at the center of a battle over access to four hiking trails on the ridge. Local group Tiburon/Belvedere Residents United to Support the Trails, or TRUST, wanted the trails to remain open to the public even though they’re on privately owned land. In 2020, A state appeals court ruled in 2020 that the Ridge Trail, Spanish Trail and the northern and southern ridge trails wouldn’t be accessible to the public.

At the time of the suit, the land was listed for $95 million, already $15 million less than its first asking price..

Another stretch of land, in San Jose, is at the center of a legal battle between the landowners and the city. The families that own the 126.5-acre property in Coyote Valley accused the city of using zoning laws to protect the land from development instead of buying the land from them, as it had done with similar properties.
