Pacific Heights home sells for $14M, priciest in SF this year

Six-bedroom home sold for more than $3M less than the asking price

A six-bedroom, seven-bathroom Pacific Heights mansion built more than a century ago fetched $13.875 million, marking San Francisco’s priciest home sale this year.

The Tudor style 7,045-square-foot home, commissioned in 1894 on the corner of Broadway and Pierce Street, listed for $17 million in October. A 1990s renovation increased its floor area by almost 40 percent. The final price equates to about $1,969 per square foot.

The home, which last sold in 2012 for $8.215 million, surpassed the second most-expensive sale, a five-bedroom Jordan Park home at 126 Commonwealth Avenue that went for $11.6 million, according to Zillow. Still, both the length of time it sat on the market and its below-ask price are anomalies in San Francisco, where homes were selling at a four-year high of 122 percent above asking prices last month and lasted less than a month on the market, according to Compass. That compares with 104 percent in January 2021.

The four-story Pacific Heights building was renovated by architect Houman Sharif and designer Kendall Wilkinson. The team preserved period details such as wainscoting and woodwork, while incorporating modernized kitchens and bathrooms.

On the bottom level is a wine cellar and three-car garage, while the top has an open-plan lounge with large windows onto the Bay and Alcatraz Island.
