A local developer has filed plans to build a mixed-use, 210-unit apartment complex in Oakland’s Jack London Square.
Riaz Capital, based in Oakland, filed new development permits for the 92,610-square-foot building at 200-220 Alice Street, SFYimby reported. The project would include 2,600 square feet of ground-floor shops and restaurants.
The complex would include 189 studio apartments of 335 square feet, and 16 one-bedroom units of 445 square feet. Also, it would include 8,050 square feet of lobby and common spaces, and parking for 84 bicycles, but no cars.
Built on 0.4 acre, the development would replace a former Prime Smoked Meats building, a Yia-Yia’s Sandwiches building and a small office building.
The six-story building received a density bonus of five units in exchange for 65 units set aside as affordable housing marketed to tenants who earn between 80 and 120 percent of area median income.
The 65-foot tall building, designed by San Francisco-based Stanley Saitowitz | Natoma Architects, would be constructed of white bricks surrounded by tinted windows and charcoal fiber cement panels.
Saitowitz has also introduced conceptual plans for a 41-story residential Jack London Tower to replace a Jack London Inn at 444 Embarcadero West, but hasn’t filed for permits. The concrete tower would include large cut-aways for palm trees and gardens.
Riaz Capital manages 1,500 units,including 546 units purchased, sold or developed in the past four years and 3,300 units in development, according to its website.
The largest development near Jack London Square is the hotly contested $12 billion ballpark and retail village proposed by the Oakland A’s on 56 acres at Howard Terminal in the Port of Oakland.
