A Woodside mansion sold for $17.6 million — nearly $2 million below its already-reduced asking price and more than $10 million from its initial ask.
The deal for the property, located at 425 and 455 Manzanita Way, closed on July 20, records show. It was first listed at $27.9 million in June of 2019. After multiple price cuts, the property’s final listing price fell to $19.5 million.
The 9,300-square-foot home sits on a 4.5-acre lot and was designed by Walker Warner Architects and built in 1998.
The buyer and seller are unknown.
Both parties are hidden behind anonymous LLCs. The signatory for the seller, an entity called 445 Manzanita Way, LLC, is lawyer Noelle Indelicato. And the buyer, Hard to Imagine, LLC, has the same business address as Palo Alto-based tax advisory firm Apercen Partners.
This sale ranks as the second-highest in Woodside this year, according to a TRD analysis of residential listings. The highest this year was 3 Bridle Lane, also known as Frog Creek, which sold for $32.2 million in May.
Woodside, which is located about 30 miles from San Francisco, currently houses one of the most expensive listings in California. In February, the property, at 890 Mountain Road, hit the market at $110 million. The compound took four years to build, and is across the street from Oracle CEO Larry Ellison’s home. That property has since had several price cuts and is now listed for $64 million.
