500 homes planned near BART station in Fremont

Project will add to growing inventory in Warm Springs District

A Fremont BART station may see the nearby development of 500 homes.

The owners of 10 acres near the Warm Springs/South BART station have filed plans to build apartments and townhomes at 44690 Lopes Road and 45021 Warm Springs Boulevard, the San Francisco Business Times reported.

The 330 Land Company, representing two limited liability companies that own the land, plans two developments on sites a block apart.

Steve Reilly, the agent for 330 Land, filed early plans to build 212 apartments and 64 townhomes on 6.7 acres on Lopes Road. They would replace a single-family home.

Plans also call for 213 apartments on 2.9 acres at a vacant lot at Warm Springs Boulevard.

Both pre-applications indicate the developer would use SB 330, which limits local jurisdictions’ ability to stop new housing, to fast-track approval for each project.

The Warm Springs/South Fremont BART station has been instrumental in a commercial and residential boom since it opened in 2017, according to the Business Times.

Fremont has sought to turn the Warm Springs District on the south side of town into a hub for 4,000 new homes and more than 20,000 new jobs.
The area is home to carmaker Tesla, which has a 5.3-million-square-foot factory that employs 22,000 workers. The city also hosts data storage device manufacturer Western Digital, which leases nearly 300,000 square feet. And Thermo Fisher Scientific opened a major facility nearby Tesla’s in 2014.

A Los Angeles investor paid $8 million in June for a self-driving vehicle test track two miles from Tesla’s Fremont factory in Warm Springs.

For the past seven years, Warm Springs has been boosted by a master-planned community under construction by Lennar. The Miami-based developer has been approved to build more than 2,200 homes and 1.4 million square feet of commercial space on 111 acres.

Lennar has worked through several phases of the project, with some homes occupied and others listed for pre-sale on the developer’s website. Lennar expects to complete the project in 2026.
