Historic building to support senior apartments in San Jose

22-story tower would be built atop Beaux Arts-style Realty Building

A local developer has moved ahead with plans to build a 22-story affordable apartment building for seniors in Downtown San Jose.

ROYGBIV Real Estate, based in the city, has unveiled plans in a draft environmental study for a 220-unit tower at 19 North Second Street, SFYimby reported.

The 239-foot tall tower, designed by Anderson Architects of Ojai, would include 220 affordable senior units atop a historic two-story building at the base. Half of the apartments would be rented to households at the low-income level, and the other half for very low-income seniors.

The development would include 8,640 square feet of commercial space, integrated into the century-old Realty Building.

The Beaux Arts-style Realty Building, designed by Wolfe and Higgens, was built in 1925 and was an important contributor to the city until the 1940s, when the downtown commercial district began to decline.

The skinny tower above it would be clad in white and gray painted stucco, glass and sandstone, with design elements inspired by the historic building integrated at the base.

The tower would be divided by two cornices, with a third below the flat tree-lined roof deck.

Principal architect Kurt Anderson told SFYimby the entitlement process could take up to five months, including a historical review, with permit approvals expected to take two years.
