Plans call for 658K sf of offices and 600-key hospitality property on Sierra Point in Brisbane

A local developer aims to build a 1-million-square-foot hotel and life science office building on the last vacant lot on Brisbane’s Sierra Point.

Universal Paragon based in San Francisco has filed plans to construct a 608-room hotel and 657,600-square-foot office building at 9000 Marina Boulevard, the San Francisco Business Times reported.

The 6-acre site is on a former city landfill 300 feet from the Brisbane Marina, next to the city’s future Triangle Park.

Plans for what’s known as Project Axon call for an 11-story hotel with an outdoor pool and a wedding chapel. It would include a restaurant, 20,000 square feet of event space and 11,600 square feet of meeting rooms.

The L-shaped hotel and the adjacent 11-story, U-shaped life sciences building would be built atop a parking garage for 1,200 cars.

Both buildings, designed by Gensler of San Francisco, would be linked by open space on the roof of the proposed garage, with views of San Francisco Bay. Access would be provided to the future public park.

The Axon project is next to The Shore at Sierra Point, a $600 million, five-building campus of more than 620,000 square feet on 23 acres now under construction by Healthpeak Properties, based in Denver.

Also, the real estate investment trust is redeveloping two buildings that once served as the Opulus campus at 2000 Sierra Point Parkway and 8000 Marina Boulevard. Healthpeak has filed plans to integrate them into a life science campus totaling 1.3 million square feet, including the construction of two new towers.

Baylands Development, a San Francisco-based affiliate of Universal Paragon, wants to redevelop the Brisbane Baylands, a former rail yard and landfill of more than 580 acres. After years of controversy, voters in 2018 approved plans to build 2,200 homes and 7 million square feet of commercial space on the site.
