2Future’s QriarCity unveils a cutting-edge AI-driven Office transforming 1333 Dade in Miami Beach

We spoke with 2Future’s CEO Luis Felipe Silveira and Real Estate Development Officer Bento Queiroz about how the project will embed longevity and bespoke design into Miami’s architectural legacy, curating a highly differentiated asset for a sophisticated, innovative clientele.

A global vision lands in Sunset Harbour

For a firm that invests in technology, health and lifestyle ventures, the pivot to Miami real estate development is a strategic evolution. QriarCity is the platform bringing this vision to life, leveraging a decade-long track record of building iconic projects in Brazil and Portugal.

“2Future is the holding company, the family office, that brings the long-term view and financial structure,” explains Luis Felipe. “QriarCity is where we put all that interaction into this built world. 1333 Dade is our first major project under the brand, and demonstrates our philosophy of creating something iconic, long-lasting and completely unique.”

Bento, emphasizes the holistic approach of the firm’s development arm. The goal is to develop a new level of office building that seamlessly blends the city’s historic roots with modern innovation.

“We wanted to pay homage to the history of Miami Beach, and landed on an architectural blend of Art Deco style with modern touches,” he shares. In fact, the design vision was so compelling it received unanimous approval from the Design Review Board of Miami Beach.

Curated space for a refined clientele

1333 Dade is designed not as a general office space, but as a highly exclusive, boutique destination for a refined clientele. The building is expected to house only three to four tenants, occupying full-floor spaces ranging from 3,500 to 3,800 square feet.

The ideal tenant profile directly reflects 2Future’s financial and innovative background: hedge funds, investment firms, law firms and eventually other family offices. The core value proposition centers on exclusivity, low density and privacy. By merging design innovation with pragmatic solutions, the building becomes more than a landmark; it will create a competitive advantage for its tenants.

Disruptive, AI-inspired design

The exterior of 1333 Dade, developed by local architect of record Urban Robot, presents bold lines, evoking the style of the legendary Zaha Hadid.

Luis Felipe revealed that the initial design concept was a unique leap of faith into the future. 

“When we first started to consider what it would look like, we were at the beginning of the era of AI,” he recalls. “I asked myself, ‘How can I not ask my architects to come up with ideas coming from artificial intelligence?’”

“It was a very bold decision from Luis Felipe to ask them to use such a new and unknown technology,” adds Bento. “At a time when AI in design was unprecedented, we embraced its capabilities to inspire the foundational concept.”

This exercise in pushing architectural boundaries through new creative tools also served as an inspiration to Patricia Anastassiadis, architect and designer at the head of Anastassiadis Architects, who was called in to execute their bold vision.

Known for bridging contemporary aesthetics with a delicate, poetic style, Anastassiadis focused on creating an immersive experience for tenants.

“My design philosophy translates into a balance between bold architectural expression and subtle human-centered details,” says the architect, who drew inspiration from Miami Beach’s vibrant Art Deco heritage, Latin American and Caribbean art influences, and the city’s close relationship with water and light when conceptualizing the design for 1333 Dade.

Key features embody this fusion of beauty and function, including open floor plans with abundant natural light, flexible intimate meeting spaces and a panoramic rooftop garden designed for elevated experiences.

“The result is a project that feels rooted in its environment, authentic to Miami Beach, while still pushing forward a contemporary vision,” says Anastassiadis.

Bullish on the beach

In a market that faces concerns of potential oversupply, Luis Felipe and Bento remain bullish. They view the current inventory as a commodity, a category from which 1333 Dade is fundamentally exempt.

“A lot of what’s being built will not age well,” Luis Felipe says. “1333 Dade is highly differentiated, positioned for a very specific kind of tenant who values design, creativity and community.”

The project is the first chapter of a much bigger story for QriarCity, which has several other developments underway in Miami Beach.

“This groundbreaking signifies our commitment to Miami Beach,” says Luis Felipe. “We’re building something that’s going to last, that can be both admired and useful and will set the tone for all future work here.”
