Lightstone’s Newly Completed 40 East End Welcomes First Residents. Now Offering 100% Upfront Commission.

Nestled within the Upper East Side’s charming and intimate East End enclave, 40 East End is a distinctly crafted, luxury boutique residential building that transcends expectations.  Designed by world-renowned Deborah Berke Partners and developed by Lightstone, the building features 28 bespoke residences across 20 stories and is comprised of half and full-floor, two-to-five-bedroom homes, a maisonette with its own private courtyard complete with an outdoor kitchen, and a duplex penthouse with a private rooftop terrace. Prices range from $3 million to $25 million. With construction now complete, the onsite sales gallery and model residences are now open, and for a limited time, Lightstone is offering 100% commission at contract signing.

Each of the building’s residences is distinctly unique with Juliet balconies and private terraces. Homes at 40 East End feature gracious layouts, ceilings as high as 14 feet with oversized casement style windows, and natural wide-plank White Oak hardwood floors with a herringbone-pattern in main living areas. Ideal for cooking and entertaining, spacious kitchens are outfitted with Italian Arabescato Cervaiole marble slab countertops and backsplash hand selected from the Apuan Alps in Tuscany Italy; Italian millwork cabinetry in high-gloss white; and state-of-the-art appliances by Gaggenau. Master Bathrooms are clad in Italian Arabescato Cervaiole marble walls and flooring and feature a 6-foot cast iron soaking tub, walk-in shower and private water closet.  Built for real life with the homeowner in mind, each residence includes a large-capacity Whirlpool washer and vented dryer; as well as multi-zone heating and cooling systems for customized controls.

Conceived as a modern interpretation of the area’s historic architecture, elegant detailing on the façade includes charcoal-toned brick patterning and tailored hand-cast ornamentation evokes an intended timelessness.  “It was important to us to design a building that contributed, in a 21-st century way, to the context of the neighborhood. The materials are substantial and grounded, textured and rooted in quality, and designed to embrace the outdoors,” explains Deborah Berke, who holds the prestigious position of Dean of the Yale School of Architecture.

Designed as useful extensions of the home, the amenities at 40 East End offer both convenience and luxury.  A porte-cochere entrance along 81st Street provides a discrete covered drop-off by car, while a decorative main entrance welcomes pedestrians from East End Avenue. Through the signature bronze filigree entry doors is a sophisticated lobby which opens up to an impressive double-height Parlor Lounge outfitted with a wet bar, dramatic chandelier, and a sculptural marble staircase with bronze cladding. The second floor suite of amenities include: The Library, an elegantly furnished refuge with books curated by Book Hampton; a sophisticated Game Room with foosball, billiards, table tennis and darts; a gourmet catering kitchen for entertaining; and a robust Fitness Center with state-of-the-art equipment.

East End is a true suburban oasis in the heart of the Upper East Side: conveniently located near the city’s best and most prestigious schools and steps away from the picturesque Carl Schurz Park, John Jay Park and East River Esplande.
