D.C. Is a Bosch Kind of Town

In the world of D.C. resi development, everything’s coming up Bosch.

The precision-engineered kitchen appliance brand is becoming the go-to choice for D.C. developers who want to draw in the area’s unique client base of efficiency-minded professionals. As Bosch manufacturer B/S/H/ prepares to open an Experience & Design Center to better serve the D.C. builder community, TRD took a look at how Bosch appliances are helping developers appeal to potential residents at three landmark D.C. developments.

Solid As A Rock

For Paul Kelminsky, Project Manager at Roadside Development LLC, selecting Bosch appliances came down to one thing: reliability.

“We take a lot of pride in our developments,” says Kelminsky, who is overseeing development at CityRidge, Roadside’s mixed-use project on the site of the former Fannie Mae headquarters. “We hold on to the developments and operate them, so anything that we do, we build it as if we were going to live there.”

Bosch appliances have a well-earned reputation for solid construction and longevity, making them an obvious choice for developers who are planning to operate buildings over the long term.

“We want something that’s going to hold up,” says Kelminsky.

CityRidge was developed as “a little bit of a retreat” within D.C. Located between American University and Rock Creek Park, the 10 acre mixed-use development features rentals ranging in size from studios to three bedrooms as well as a Wegmans, an Equinox, a number of restaurants, and office space housed in the former Fannie Mae HQ buildings.

“It’s a diverse community, and there’s a little something for everybody from young professionals to empty nesters,” explains Kelminsky. “What we’re really trying to create here is a sense of home.”

The Roadside team took advantage of the Bosch reputation when marketing CityRidge. By speccing Bosch appliances for the kitchens, as well as B/S/H/’s luxury culinary brand Thermador for some of the higher-end penthouse units, Roadside was sending a message to prospective renters.

“Bosch and Thermador are names that people associate with quality, high-end products,” explains Kelminsky. “It was a marketing tool.”

Building A More Sustainable Future

South of Downtown across the Anacostia, Redbrick LMD’s Bridge District highlights another outstanding feature of the Bosch brand.

“We’re trying to attract residents who want to live in a very decarbonized way,” explains Redbrick Senior Development Associate & Director of Sustainability Daniel McGee. 

Redbrick is seeking Living Future Institute’s Zero Carbon Certification for the project–the largest multifamily building in the world and only one in Washington, DC seeking this certification–and when it came time to spec out appliances, energy-saving Bosch products were often the only choice if they wanted to hit their ambitious goals.

“In the first phase, we’ve been able to get significant reductions relative to status quo construction, about 35% reduction in embodied carbon, and then operationally, we’re going to be about half the energy use of a typical multi-family building in DC.,” says McGee. “Bosch appliances were a major factor in that energy model.”

Located next to the Anacoastia Riverfront Trail with riverfront views, Bridge District combines a convenient location close to downtown with the breathing room afforded by its proximity to 1,200 acres of park space. 

“We’re trying to attract a particular tenant,” says McGee. “Residents who want urban living but also don’t want to give up green space.”

McGee’s team chose Bosch appliances because they reflect the needs of the utilitarian, efficiency-minded D.C. resident, who want reliability and solid construction in their rentals.

“Kitchen appliances are one of the only items that a potential resident can directly look up online,” says McGee. “You send a message about the quality of the overall construction with your selection of your kitchen appliance lineup.”
