Hollywood’s transformation is a testament to strong City leadership, a commitment to community investment, and strategic partnerships in private redevelopment. Combined with marketing initiatives that highlight Hollywood as a premier destination for business growth and an exceptional quality of life, the City is shaping a future that honors its past while embracing new opportunities for growth and success. 

As Hollywood celebrates its centennial in 2025, the City is redefining itself as a connected and vibrant business hub.  With two Opportunity Zones, high-traffic commercial corridors, premier industrial parks, and immediate access to major transportation hubs such as Fort Lauderdale-Hollywood International Airport, Port Everglades and the future Broward Commuter Rail station, slated for completion in 2027 – Hollywood is positioned for continued growth and success.  

Nearly $1.5 billion in private development is currently planned, under construction, or completed across Hollywood, adding over 4,000 new residential units and a variety of mixed-use projects. These new investments are designed to meet the growing demand for housing and retail, bringing new shopping, dining, and service options to the community. Hollywood is also home to key industries such as healthcare, technology, marine, and aviation/aerospace, with industry leaders like HEICO, Sintavia, Silver Airways, Quantum Marine, and Memorial Healthcare System – the third-largest public healthcare system in the nation – driving innovation and growth in the City.

Sustainability and infrastructure improvements are central to Hollywood’s growth and development. From the groundbreaking of a new state-of-the-art Police Headquarters to the Downtown Hollywood Boulevard Streetscape Improvement Project, and the Coastal Resiliency Phase IV Undergrounding and Streetscaping Project on Hollywood Beach, the City is committed to creating a resilient, sustainable future. These initiatives are designed to enhance quality of life, promote a healthy environment, and ensure a healthy community where everyone can prosper.  

With the support of the 2019 voter-approved General Obligation Bond, the City has invested over $160 million in Public Safety Facilities, Technology Improvements, Parks, Neighborhood Improvements, and Infrastructure and Resiliency Projects. These projects are helping the City address critical challenges such as tidal flooding and stormwater mitigation due to sea level rise and climate change, while also working to prioritize accessibility, cultivate trust and championing innovation Citywide.  

Historic Downtown Hollywood 

Historic Downtown Hollywood offers new and existing Class-A office space, coworking space, mixed-use development opportunities, flexible zoning and the charm of a traditional downtown. Pedestrian-friendly, brick-paved sidewalks and convenient north-south and east-west corridors make the historic Downtown an easy and ideal area to navigate by foot, bicycle, vehicle or public transportation. 

Anchored by the vibrant ArtsPark at Young Circle, Downtown Hollywood is a hub for community, including live concerts, festivals, parades and block parties that draw tens of thousands of visitors annually. With more than 60 parks and golf courses, the area’s combination of public and private investment has made Hollywood an ideal location for mixed-use, transit-oriented projects that cater to the modern urban lifestyle in high demand today. 

Hollywood Streetscape Project  

In October 2024, Hollywood celebrated the completion of the Downtown Hollywood Boulevard Streetscape Project. This transformative project has reimagined the heart of Hollywood’s historic district, blending the area’s timeless charm with modern design and functionality. This project has created a vibrant, pedestrian-friendly environment, perfectly timed to coincide with the City’s Centennial celebration.

Spanning from 21st Avenue to Young Circle, the project maintains the iconic center median with its lush tree canopy and diagonal parking while allowing for cafe-style dining, public art and other enhancements that elevate the Downtown experience. Wider, decorative sidewalks designed with striking geometric patterns, creating expanded public space and curbless transition between the sidewalk and parking enhances accessibility for all to enjoy. The new seamless plaza-like space is ideal for parades, festivals, and pedestrian-friendly weekends. 

In the western portion of the City, the U.S. 441/State Road 7 corridor, now branded as “On the 7,” is a key area for growth opportunities, redevelopment, and revitalization. With its strategic location and access to transit, “the 7” is anchored by the Seminole Hard Rock Hotel and Casino, home to the iconic Guitar Hotel. The identity of State Road 7 is evolving with over $203 million in private reinvestment completed, planned or underway. This, following the State of Florida’s investment of more than $200 million dollars in the roadway expansion and City investment of new sewer and water lines. The area is now an example of the Complete Streets model with landscaped safety medians, new lighting, sidewalks, bicycle lanes and bus bays. A new linear park along the corridor makes this a distinctive, visually appealing thoroughfare that is safe for pedestrians, residents and motorists. Rezoning of this area with a TOC, or Transit-oriented corridor designation allows for mixed-use development that promote pedestrian mobility, and public transit use to compliment and encourage neighborhood growth.  

441  ROC is a commercial development located on the northeast corner of US441 and Griffin Road in close proximity to the Seminole Hard Rock Hotel and Casino. The development includes an eight-story, multi-family residential development comprised of 180 units, a Wawa gas station with 16 fueling stations, Wendy’s restaurant, and a self-storage facility.
