Spotlight on Hollywood, Florida

The City of Hollywood is home to Port Everglades and Fort Lauderdale-Hollywood International Airport. Many industry leaders have chosen to locate their corporate headquarters in Hollywood, including premier aerospace manufacturer HEICO Corporation; Sintavia, a digital industrial company using additive manufacturing to revolutionize flight, launch, and energy creation; and Quantum Marine, creating state-of- the-art products for the marine industry. With a daily population of 153,000, and annual more than 5 million annual visitor, site selectors and brokers are giving the City of Hollywood a closer look.

Investment underway

Over $1.5 billion in real estate development is actively underway, recently completed or planned in the City of Hollywood.

  • CentrePointe Offices at Oakwood Plaza: This transformational development is a proposed new mixed-used, live, work, play community featuring one million square-feet of Class A office space with on-site hospitality options, recreational amenities, a multifamily residential component, multiple restaurants and curated specialty retail space. CentrePoint is planned at the high-volume Oakwood Plaza near the new Dania Pointe lifestyle center along the Interstate 95 in the center of Hollywood. The site is just minutes from the region’s major air and seaports and with proximity to all major highways and modes of public transportation.
1818 Park
  • 1818 Park: In Downtown Hollywood, 1818 Park is Hollywood’s newest luxury rental community. Overlooking Hollywood’s spectacular nine-acre urban ArtsPark at Young Circle, the $80 million project includes more than 230 upscale residential units with approximately 30,000 square feet of commercial space. There are six additional projects planned within walking distance of the ArtsPark at Young Circle that will add more than 3,000 new residences along with shops, restaurants and office space over the next few years.
  • Icon Office Building: The Icon Office Building is a 50,000 square-foot Class A office building located in the heart of Downtown Hollywood. Icon is expected to welcome its first tenants later this year. The modern office building features retail bays, a rooftop tenant lounge and a financial institution on the ground floor.
Soleste Hollywood
  • Soleste Hollywood: Soleste Hollywood is under construction on Hollywood’s signature Boulevard featuring 347 residential units in Downtown Hollywood. The site includes a 233-unit building and a 114-unit building, 30,000 SF of commercial space and 475 parking spaces. The floorplans range from studios to three-bedroom apartments.
Soleste Village North and South
  • Soleste Village North and South: A block south of Soleste Hollywood along Van Buren Street, Soleste Village North and South are planned. Soleste North totals 206,985 square feet in 12 stories, with 300 apartments, garage parking and Class A amenities featuring a fifth-floor pool deck. Soleste Village South would rise eight stories and total 160,250 square feet, with 203 apartments, garage parking and an amenity/pool deck on the fourth floor.
B57 Village North and South
  • B57 North and South: The planned B57 North and South redevelopment on the east side of Hollywood’s ArtsPark at Young Circle includes the reconfiguration of Hollywood Boulevard to connect directly with Young Circle, dividing the site into two development parcels. The proposed redevelopment includes north and south towers featuring 802 residential units and approximately 180,000 square feet of commercial/office space.

City-wide Public Infrastructure Improvements

To support and encourage private reinvestment, the city and its Community Redevelopment Agency continue to commit millions of dollars in public infrastructure improvements across Hollywood. Water and sewer line updates are ongoing, along with new seawalls and installation of flood controls to help combat the effects of sea level rise. Hollywood is home to more than 60 parks and recreational facilities, and thanks to overwhelming support from residents to fund improvements, 21 parks and facilities are in the final stages of renovation with new playgrounds, fitness equipment and park amenities. The city is about to break ground on an updated 18-hole public golf course and clubhouse and is in the design phase for a new, state-of-the-art police headquarters.

Prime Location is Key to Success

Hollywood’s commercial corridors are well-positioned to capture foot and drive traffic, providing easy access to get customers to your door and product out to market. The South Florida Design and Commerce Center is a 150-acre mixed-use business park offering high visibility from Interstate 95 and convenient commuter rail connections within one of Hollywood’s two designated Opportunity Zones. It’s home to the South Florida Design Park, a dynamic cluster of 14 prestigious design and interior furnishings companies, including Kravet, Phillip Jefferies and Jerry Pair that have established showrooms.

Created by the federal Tax Cuts and Jobs Act of 2017, Opportunity Zones allow capital gains from any existing investments to be deferred or reduced when reinvested in the area. Hollywood has two Opportunity Zones with the other located in the downtown core.

Another sought after location for business in the city is the Port 95 Commerce Park, a leading industrial business park with over two million square-feet of warehouse and industrial space. Port 95 is located near I-95, the Florida Turnpike, I-595, the Fort Lauderdale-Hollywood International Airport and Port Everglades.

A world-class tourism destination, Hollywood offers an envious beach lifestyle in the heart of the cultural and entertainment options South Florida has to offer. In Hollywood, the Art and Culture Center/Hollywood, the ArtsPark at Young Circle, Hollywood Hot Glass, Cinema Paradiso Hollywood, and the Downtown Hollywood Mural Project are all amenities within the historic downtown district.
