For its first residential project in the United States, international developer Grupo T&C is aiming high.
At 57 stories, the luxury resort-style Edge House Miami will tower above other condominiums in the upmarket neighborhood, offering unparalleled views of the city, Biscayne Bay and beyond thanks to architect Kobi Karp’s innovative design and novel orientation of the tall, slender building. We spoke with Grupo T&C Owner William Ticona about the luxury development, his choice to bring on Karp, and the decision to jump on the trend to make Edge House Miami a home-sharing condominium.
Global Clientele, Local Style
Grupo T&C’s mission is to develop exceptional buildings in dynamic markets. This international developer’s portfolio includes 27 projects in South America, and now Ticona has set his sights on South Florida. Before launching a new project, the team studies the market’s needs and looks to acquire properties in a city’s best neighborhoods, which is how Grupo T&C landed on the Edge House Miami property in Edgewater.
“Miami is a global epicenter of growth and innovation,” says Ticona. “Edgewater is one of South Florida’s most sought-after submarkets because of its breathtaking views and central location, which allows seamless access to key destinations including the Design District, Midtown, Downtown, Brickell and Miami Beach.”
The 608-unit Edge House Miami is designed to cater to sophisticated global buyers drawn not only by the Magic City’s lifestyle and culture, but also by the state’s tax advantages and the project’s investment opportunities.
Curving Toward the Bay
When it came time to find the architect for their first South Florida project, Kobi Karp was the natural choice. Karp, whose designs have helped shape Miami’s unique skyline, wanted to create something new with Edge House Miami.

“We saw that there is an opportunity to look at the building in a completely different way,” says Karp.
Edge House Miami faces greenspace at the 8-acre Margaret Pace Park, where Karp worked on the recently completed renovation of the historic Miami Women’s Club’s restaurant. He says he “broadsided” the placement of Edge House Miami and its floor-to-ceiling windows to harness those views along with sights of the bay and beyond.
“We have vistas looking to the east and looking to the west,” he says. “We also have a curve to the building. Why? Because the views to the south of the city skyline are very beautiful.”
Next, Karp says he wanted to bring something else all new to Edgewater, known both for its apartment buildings and condos as well as its celebrated hotels.
“Nobody had the two combined together in a new building where you can take a short-term rental,” Karp says.
The project is fully approved for short-term rentals, offering owners the flexibility to manage their units independently, work with a broker, or opt into the building’s professional management program.
“We’re seeing increasing demand for this type of offering from buyers who want both a smart investment and the potential for long-term appreciation,” says Ivan Ochoa, Vice President of Sales for Edge House.
Sustainable Luxury Meets Mid Century Modern Design
With an MCM-inspired base of the highrise constructed of recycled aluminum, the building’s concave façade will sparkle in the changing light from the bay. The grounds will feature two pools with chairs, day beds and loungers, an outdoor rain shower, a summer kitchen with a grilling area, a putting green, EV charging stations, a lounge, a children’s playground, bicycle storage and a reflection pond within a zen garden. Inside, a fitness center, gourmet market and coffee bar, library, sky-top lounge, podcast recording studio, and yoga, spa and game rooms will be among Edge House Miami’s sophisticated amenities, which will include round-the-clock valet, reception and concierge services.
Ecuadorian designer Adriana Hoyos will bring a “barefoot elegance” to the project, Karp says. Look for furniture crafted from sustainable materials throughout Edge House Miami and inside its studios and one- and two-bedroom residences. “Each space around the building will have its own personality,” says Hoyos, whose custom millwork, fabrics and leathers will add to the luxury.
The fully furnished homes will feature terraces, European cabinetry and high-end Bosch appliances. With outdoor space, residences will range from 410 to 1,242 square feet with studio, one-bedroom, two-bedroom and three-bedroom options, with some lock-out options.
“What happens is that when you enter your unit, you see the glass wall and the light and the air and the view, whether it’s sunrise or sunset,” Karp says. “It’s like a luxury resort hotel that gives you a magnificent view all the way to the outside.”
Edgewater’s New Trophy Homes
Edge House Miami residences are now going into contract, with completion slated for late 2028. Prices start in the $500,000s. Douglas Elliman Development Marketing was tapped to be the exclusive sales & marketing firm for the development.
