The Real Deal gathered luxury residential design and development experts for a pair of panels covering the latest trends shaping the industry.
Attendees sipped champagne and indulged in artisanal hors d’oeuvres courtesy of Fuse Specialty Appliances while Hugo Pacanins, Partner & Chief Executive of Pinnacle’s Market Rate Division, and Beatriz “Bizi” Hernandez, Founder of Bizi ARQ, talked about how millennial preferences are influencing residential developments.
Meanwhile Kobi Karp, Founder & Principal at Kobi Karp Architecture and Interior Design, Inc., Senada Adžem, head of The Senada Team at Douglas Elliman, and Jonathan Landau, CEO of Landau Properties, discussed raising the standard of luxury living in South Florida.
“Millennials don’t really spend a lot of time in their unit,” explained Hernandez during her panel, which focused on how developers are changing their priorities to meet the demands of a new generation of renters and buyers. “The expectation for glitz and glamor in the unit isn’t so much there as [in] the amenities.”
Pacanins noted that this emphasis on amenities led his firm to adjust how they used a building’s prime spaces. “I’ve done three buildings where we’ve made the decision to turn the top floor into a common area,” he said, noting that it was “the best decision, because when you tour somebody, they could see themselves in that space, and it raises the value for every unit in the building.”
While Hernandez and Pacanins talked about shrinking floorplans to fit more units, Karp, Adžem and Landau covered the other end of the development spectrum for the “Best of the Best: Luxury Design Trends Succeeding Today” panel.
When it comes to luxury housing, “people like what isn’t readily available,” explained Landau. “You can’t really define it, but you know it when you see it.”
“It’s not just how good the materials are, or how tall the ceilings are, it’s about how it is that you can orient yourself to nature,” said Karp when explaining the level of care that goes into designing just the interiors of one development. “It sets a mood, a psychological, physiological sense of how to relax yourself at the end of the day.”
Adžem noted similarities between millennials looking for their first apartment and luxury home buyers: “They want great amenities, they want their holistic living, and they want a product that’s designed intentionally.”
When it comes to building homes for the next generation, the common denominator is building a place where people want to live.
