In South Florida’s crowded luxury residential market, one developer stands above the competition.
Humberto Ramirez, CEO of Humberto Ramirez Developers, LLC has built more than 20 magnificent waterfront homes up and down the South Florida coast. Ramirez sets his projects apart with an unparalleled attention to detail and ‘spare no expense’ approach to construction, turning prime lots into sprawling estates worthy of the Sunshine State’s most refined clientele. TRD got an exclusive look at 9175 Arvida Drive, Ramirez’s latest Coral Gable project located in Gables Estates, an exclusive private gated community.
Design Worthy of a Unique Site
After finding the breathtaking one-acre lot in the prestigious Gables Estates community, Ramirez tapped Portuondo Perotti Architects to collaborate and design the home at 9175 Arvida Drive.
“We quickly established a strong professional and personal rapport anchored by a mutual appreciation for each other’s perspective, which contributed to our collaborative partnership,” says Rafael Portuondo, Principal and Director of Design at Portuondo Perotti. “The house evolved organically, and through our shared vision, we were able to identify and incorporate innovative elements that would set it apart.”
The pair has skillfully harnessed the natural beauty of the surroundings, integrating elevated architectural features that harmonize with the landscape, while offering unparalleled views of Biscayne Bay.
Aiming to take full advantage of the expansive vistas offered by the unique parameters of the site, Portuondo says they decided to position the house deep on the grounds.
“It allowed us to reinforce the concept of a true ‘entry,’ as visitors experience a series of elliptical gardens and a mini porte-cochère before eventually reaching the front door,” he says, describing the home’s style as “modern classicism akin to the elegance of an Italian villa.”
The home blends modern design with elements that pay tribute to the area’s historical roots. Coral stone, quarried locally in South Florida, anchors the residence to its surroundings.
Exposed concrete beams showcase the technical architectural details, highlighting the craftsmanship behind the structure.
The foyer and back of the house overlook a central courtyard, typical of historic Coral Gables homes, and louvers, a classical detail reimagined for a contemporary setting, add a special touch.
“The overall design embraces timeless characteristics that transcend eras,” says Portuondo.
Bringing Nature Indoors
Residents will be transfixed by sweeping views of Biscayne Bay from the family and dining rooms.
“The transparent living room allows you to see both waterways, with a bosque of trees giving a sense of privacy,” says Portuondo.
The kitchen and entertainment areas are designed with the area’s enviable weather in mind, offering generous outdoor spaces and features, such as three terraces and two pools—and of course a dock.
The home will be an art enthusiast’s dream, with galleries around the sculpture garden connecting the interior and exterior collections.
Each of the eight planned bedrooms have water views, along with a garden attachment. In fact, the connection to nature is a predominant element, given the incredible landscaping, notes Ramirez.
“Visitors will be awed by the waterfall cascading from the second-floor balcony to the pool and appreciate how the internal gardens provide a sense of the tropics even when you’re indoors,” he says.
Humberto Ramirez Developers New Projects
Ramirez gave TRD a glimpse into what buyers could expect of his work. Another remarkable project that is currently under construction is 1041 N Venetian Dr. in Miami Beach. With an expected completion in fall 2025, this project boasts a 6,400-square-foot house on its spacious 9,000-square-foot lot and a 60-ft waterfront open bay view of the beautiful city of Miami.
Humberto Ramirez Development has also expanded into a residential multi-family property that will offer 362 apartments at 2040 NE 163rd St. in desirable North Miami, which is currently undergoing permitting.
Ramirez’ specialty is exceptional waterfront homes in some of Miami’s most prestigious areas, like Gable Estates, Coral Gables, Coconut Grove, Key Biscayne, Miami Beach, and Venetian Islands, and he strives to make each one shine on its own while keeping the magic of each area.
“Each house is like a child—it’s unique. Our goal is to elevate the best features in ways that will thrill our clients,” he says.
He attributes his success and subsequent demand not only to his artistic eye but the quality of the homes the firm constructs.
“We spare no detail, down to our custom finishes. All of our homes are built as though we would be living in them ourselves,” Ramirez says. “Others might aim to save money with porcelain or other finishes, but we use marble and natural rock. Our buyers appreciate the difference. They want the best of the best, and they can tell how the smallest details contribute to the overall impression.”
