META Development introduces a Boutique alternative: curated residences for privacy and architectural balance

In a city dominated by branded towers and soaring luxury condos, one Miami developer is rewriting the rules with its “Go Boutique” philosophy, prioritizing intimacy, individuality and elevated design over scale.

META Development is challenging the status quo through two limited-edition residences – OPUS and Colette – that blend the privacy of a home with the convenience and amenities of a fully equipped residential condo. Each project is meticulously curated for the discerning buyer who values not just prestige but refined simplicity, architectural harmony and a sense of place.

Rather than building vertically for volume, META Development builds city oases purposefully for people, crafting homes that feel personal, functional, connected and rooted in Miami’s most walkable, sought-after neighborhoods.

The Vision

META Development CEO Andrew Rasken, a Miami native with over two decades of real estate experience, founded the company to serve a new era of luxury buyers. This clientele seeks substance over spectacle and spaces that feel collected, not mass-produced.

“We saw an opportunity to create a niche offering that exudes exclusivity in size and scale,” Rasken explains. “We provide the full amenities found in high towers but in a more intimate setting.”

META Development doesn’t do massive, high-rise “vertical villages.” Its developments are limited-edition and context-driven, with each one shaped by its neighborhood. Each project is a community within a community, crafted with aesthetic precision, understated sophistication and effortless chic. META Development’s philosophy favors quality over scale, creating homes that feel personal and timeless in neighborhoods that offer both energy and tranquility.

“Just come and live; don’t worry about anything else,” says Marisa Brunelli, Chief Operating Officer at META Development, capturing the brand’s ethos of effortless living and curated luxury. “From the moment you arrive, everything, from the tailored design to the building functionalities, has been considered. We eliminate complexity and deliver a lifestyle that feels intentional.”

The company’s approach also emphasizes building long-term value, not only through timeless design and operational excellence, but through careful site selection and a vision that ensures enduring livability, financial stability and cultural relevance.

Strategic Site Selection

META Development’s projects are situated, not scattered. Rather than vying for land in high-rise corridors, META Development targets vibrant, walkable neighborhoods where smaller-scale developments can elevate the existing character.

“Our buyers want homes that feel rooted in their destination,” says Rasken. “Whether it’s walkability, school access, or simply feeling safe and at ease, we’re unlocking desirable areas and giving people a place to exhale, not just invest.”

By focusing on neighborhoods like Coconut Grove and Brickell, META Development ensures its residences are not only beautifully designed but also meaningfully placed for the best of Miami living.

OPUS: A Coconut Grove Retreat

OPUS features 12 bespoke residences and two penthouses, designed in collaboration with Kobi Karp and João Armentano.

The aesthetic? Urban-organic minimalism that complements the Grove’s lush, residential character. Every home is a corner unit with wraparound balconies that evoke a villa-in-the-sky sensibility, which feels more home, less high-rise.

Opus

Earlier this month, META Development secured a $28.8 million construction loan from Los Angeles-based Arixa Capital for OPUS, a major milestone that affirms investor confidence in the project’s vision and design. With more than 50% of residences already sold, the financing ensures that demolition is underway, vertical construction will begin shortly, and delivery remains on track for 2027.

OPUS also reflects META Development’s commitment to tech-forward intuitive living.

“One of the biggest friction points in high-rise living is parking,” notes Fabio Brunelli, Partner and Chief Sales & Marketing Officer. A former Google and Amazon executive, Brunelli brings a user-centric, experiential mindset to real estate, ensuring that every tech element serves a meaningful, functional purpose for easier living.

For example, OPUS features a Klaus autonomous car elevator system with private EV chargers at every bay, a seamless, secure parking solution that epitomizes elevated convenience.

Colette: A Brickell Oasis

Designed by OSPA, Colette offers 38 residences, including two penthouses, each with semi-private elevators and interiors that highlight natural materials and indoor-outdoor flow. Located in the heart of Brickell, it delivers quiet sophistication in Miami’s most dynamic neighborhood.

Colette embodies a unique character defined by boutique living and META Development’s approach to limited-scale, high-impact living, where privacy, wellness and architectural harmony converge.

“When you walk into our sales gallery come November, you will feel just that,” says Brunelli.

Looking Ahead

With OPUS and now Colette underway, META Development is actively expanding its pipeline with a clear focus: design-forward, low-density living in Miami’s most community-centric, desirable neighborhoods. The OPUS construction loan is just the latest proof point that META Development’s boutique model has both market demand and financial backing, reinforcing the company’s position as a next-generation luxury developer with staying power.

“We’re building homes, not units,” says Rasken. “Our approach is minimalist in scale, maximalist in impact, and it’s resonating.”

META Development isn’t trying to fit into the Miami skyline. It’s carving out its own lane. In a market full of sameness, that’s exactly what stands out.To learn more about META Development and its current and upcoming projects, visit metadevelopment.us.
