Intracorp’s One Oak condos get going in South Austin

Mixed-use project has 106 residences

Austin has a housing shortage — one that’s especially noticeable as you travel south from downtown.

Luckily, the Canadians are here to save the day.

Vancouver-based Intracorp is pitching in to solve the problem with One Oak, a condo complex planned for a storied site at 2209 South First Street in South Austin’s Bouldin Creek neighborhood. While the formerly working-class area has become one of the most expensive in the city — and is still largely composed of single-family housing—the 2.7-acre property was once home to a ragtag indie strip mall called “Slackerville.”

The rock-walled shopping center closed in 2016, when investor Nate Paul’s World Class Holdings bought the property. Austin’s Rastegar picked it up from World Class in 2019, then sold the land to Intracorp.

The Canadian company released its plans to redevelop the site in 2021. The four-story building will have 106 residences — one- to three-bedroom condominiums priced from $400,000 to upward of $1 million. Plans for the complex include eight live-work store fronts on the ground floor and 10 penthouses on the top floor; a courtyard with a negative-edge pool overlooking Bouldin Creek with private cabanas, outdoor grills and dining areas; a lounge; a fitness and recovery center and coworking spaces. The company officially broke ground on the project Friday, and move-ins are planned for late 2023.

Intracorp is partnering with Frost Bank, Resmark and Rastegar to develop One Oak. The lead architect is Chicago-based Pappageorge Haymes Partners. Austin’s Urban Foundry will head up interior design. Hitchcock Design Group is the landscape architect, and local company Civilitude is the civil engineer. Brandon Miller Group, also based in Austin, is in charge of sales and marketing.

One Oak is one of three Intracorp developments underway in Texas’ capital city. The others are residential mixed-use project Congress Lofts at St. Elmo and downtown’s Conrad Austin and Conrad Residences Austin.
