SouthStar gets started on 1,900-acre Mayfair development

The mixed-use project will be built over the next 15 years with 6,000 new residential units in the middle of Texas’ Hill Country

Over the next 15 years, a 1,888-acre mixed-use development offering 6,000 residential units will be sprouting up in the middle of Texas’ Hill Country.

The developer behind the large-scale project, SouthStar Communities, began talks with New Braunfels in 2020. The company worked with the city and New Braunfels Utilities for 18 months and hosted several public listening sessions to ensure Mayfair would vibe with the community, said New Braunfels Mayor Rusty Brockman.

“Despite its location between two of the fastest growing counties in the country, Hays and Comal counties, the Mayfair plan is designed and regulated to proactively address its own growth impacts before they can affect the city or county,” Brockman said. “We’re committed to showcasing Mayfair as an example of smart growth for the region.”

The sprawling Mayfair development will occupy both east and west sides of New Braunfels’ stretch of I-35, the highway connecting San Antonio and Austin. Project plans also include a highway overpass and several other infrastructure improvements.

Mayfair’s residential listings will feature single-family homes, duplexes, townhouses, and multi-family units. As of Tuesday, 750 single-family homes have already been contracted to regional and national builders, and parcels have been committed to apartments and build-to-rent communities. First available homes are expected by summer 2023.

Plans for the space also include 330 acres of public parks, 30 miles of trails and pathways and 70 acres of developable retail space. The community will feature two new elementary schools, one middle school, and one high school as part of Comal ISD.
