Houston’s biggest mansion sales last month

Luxury properties went for $4M to $7M in April

Houston-area luxury homes in the Woodlands, River Oaks and Memorial dominated the city’s list of most expensive houses sold in April. While the priciest properties still on the market top out at an asking price of around $30 million, the costliest homes sold last month were in the $4 million to $7 million range, Houston Agent magazine reported.

Aside from the highest sale, the magazine’s top 11 revealed only listing prices. Coming in first is a 21,000-square-foot mansion in the Woodlands, north of Houston. It was listed for $6.9 million. The broker was Claudia Da Silva of Coldwell Banker, headquartered in New Jersey.

Compass’ Mike Mahlstedt scored the top two and three sales with a couple of River Oaks mansions — one a 10,000-square-foot contemporary, the other a 1938 manse measuring a relatively modest 7,000 square feet. They were listed for $6 million and $5.5 million, respectively.

There was one ranch sale on the list: a 7,000-square-foot residence on 73 acres in Montgomery, near the Woodlands. Listed for $5 million, it was sold by Jeana Hurley of Connect Realty. The least expensive house on the list is in the northern suburb of Spring (also near the Woodlands). It was listed for $3.9 million by Shannon Gao of REALM, a real estate firm headquartered in Houston.

Agents from New York-based Compass were well represented on the list, but those from Houston firm Wheless, Denver’s RE/MAX and local company 5th Stream also made big sales that rounded it out.

Three of the properties were in outlying suburbs, while the rest were concentrated in three central Houston neighborhoods: River Oaks, Memorial and the Museum District. River Oaks and Memorial are some of the wealthiest neighborhoods in the city. River Oaks is an incorporated city within Houston and the Memorial area contains several villages that are independent municipalities. The areas around the Woodlands, Spring and Conroe have been growing at a steady rate over the past few decades.
