Developers steer Chisholm Trail multifamily project toward Texas

Fort Worth’s Chisholm Trail Parkway attracts herds of new residents

Developers have rounded up funds and are set to start on a 284-unit multifamily complex in Fort Worth’s Chisholm Trail Ranch development. Titan Development and Aberg Property Company are developing the13.5-acre property in southwest Fort Worth for an estimated cost of $63 million.

The Trailhead at Chisholm Trail Ranch on the northeast corner of McPherson and Brewer boulevards is part of Chisholm Trail Ranch, a 625-acre master-planned community. The developing neighborhood is on the Chisholm Trail Parkway, a toll road that created quicker access to interstates and kicked off a residential boom in the area when it opened in 2014.

Plans for the Chisholm Trail Ranch development include retail and restaurants, a new park, a community center and a trail system linked to parks and schools.

The Trailhead will have seven buildings with Class A studios and one- to three-bedroom apartments. It will also have garages and covered parking, bicycle storage, a pool, a dog park and the now seemingly mandatory pickleball court. It will pay visual homage through landscaping and artwork to the Chisholm Trail, used to drive cattle from Texas to rail yards in Kansas in the 1800s.

It’s the first multifamily project in Fort Worth for Titan, which says it has developed $2.5 billion in industrial, multifamily and self-storage properties across the Southwest. “We especially enjoy creating a distinctly Western theme,” said the company’s Kurt Browning. It’s also Titan’s first investment from its third funding round, which closed at $122 million in May. In 2020, the company raised $95 million to invest in 13 projects in the West and Southwest. Titan’s inaugural fund raised $112 million and is invested in a variety of real estate asset classes.

The Trailhead is real estate investment firm Aberg’s first project with Titan. ​​Investment group Olympus Property is an equity investor in the project. HEDK is the architect, Links Construction is general contractor and Lincoln Apartment Management will be the operator.

Developers expect the apartment complex to be completed in the first quarter of 2025.

The Dallas-Fort Worth metroplex added more residents than any other metro area in the nation in 2020, according to recent census numbers.
