The two-tower medical office complex has had $11M in renovations

Dallas’ Mockingbird Towers are up for sale.

One of the largest office complexes in the city’s medical district near Love Field just hit the market, the Dallas Morning News reports. While the full price was not disclosed, the property has had almost $11 million in upgrades since 2015.

The mirrored glass-clad towers are reportedly 91 percent leased to tenants including Labcorp, Children’s Medical, Parkland Community Health Plan, JetSuite and Surveying and Mapping LLC. Commercial property firm Newmark Group is marketing Mockingbird Towers, describing the buildings as “the finest office asset within the booming West Love/Medical District submarket of Dallas.”

The two 12-story Mockingbird Towers at 1341 West Mockingbird Lane are the latest big-time commercial assets to go up for sale in the region. The 10-story former Trinity Industries tower at Stemmons and Medical District Drive near the UT Southwestern medical district was recently sold to Dallas-based J. Small Investments.

Built in the 1970s, the nearly 450,000-square-foot high-rise development has been owned by Albany Road Real Estate Partners since 2020. That Boston-based private equity real estate firm has picked up several North Texas properties in 2022, including an office down the street at at 1250 West Mockingbird Lane.
