Shea Homes leads buildout of 740-acre Houston project

California homebuilder has 247 homes underway, Chesmar Homes and Perry Homes to build 1,700 more

Shea Homes of Southern California, along with Houston-based builders Chesmar Homes and Perry Homes have begun work on Evergreen, a 740-acre master-planned community in the far Houston suburbs.

The first phase, which is well underway, is set to include 247 homes, Shea Homes told the Houston Business Journal. These homes — all built by Shea — will go up on the northwest corner of FM 242 and FM 1314, near The Woodlands and Conroe. Chesmar Homes and Perry Homes will build the remaining houses. At buildout, the community will have about 2,000 homes ranging from 1,400 to 4,000 square feet on 40- to 70-foot lots.

Shea Homes isn’t wasting any time. The builders expect to begin sales later this year and the first owners to close next summer. The company acquired the land for Evergreen from Cooper Rose LLC in 2020 and announced plans for the community in July 2021.

The ambitious development aims to stay true to its name by “preserving as much of Evergreen’s natural features as possible, giving people ample opportunities to enjoy their neighbors and the outdoors,” said Keith Luechtefeld, who leads the company’s Houston division.

Evergreen, which is about 5 miles from Interstate 45 and 7 miles from the Grand Parkway, will be Shea’s second self-developed community in Greater Houston, after opening the 240-acre Del Bello Lakes in spring 2020. The company currently builds in eight Houston-area communities.
