TGS building another 1M-sq-ft warehouse at Cedar Port

Firm partnering with Guardian Life Insurance to finance build-out.

Houston is adding even more warehouse space to its inventory with a massive project expected to be delivered in August 2023.

TGS Cedar Port Partners is building a $24.35 million spec distribution warehouse spanning 1.2 million square feet.

This is the second 1.2 million-square-foot distribution warehouse TGS has built at Cedar Port Industrial Park in Baytown, Texas within the past 12 months.

Cedar Port is billed as the nation’s largest industrial park with both rail and barge service. The 15,000-acre Baytown facility is adjacent to Houston’s Grand Parkway, Interstate 10, State Highway 225, State Highway 146, and the Port of Houston.

Major retailers such as Home Depot, Floor & Décor, IKEA, Walmart, Vinmar, and Ravago all have major distribution and fulfillment centers at Cedar Port. In August, FedEx announced it was leasing 337,000-square-foot facility 21 at Baytown’s Port 10 Logistics Center, 14 miles north of Cedar Port.

Cedar Port, which is a 15-minute drive from the Port of Houston’s Bayport, has 25 million square feet of industrial and manufacturing warehouses that have been built or are currently under construction, according to a press release from Houston-based Partners, which will handle leasing for the project. TGS claims its tenants are responsible for over 25 percent of the Port of Houston’s container volume.

Located at 7505 Fisher Road in Baytown, the new warehouse, dubbed “DC 4,” will be able to accommodate parking for over 1,000 trailers and 1,000 cars, and can expand to over 2 million square feet. DC 4 is the first warehouse in Cedar Port’s 850-acre Tract 7 with flexible site expansion options.

TGS has kept 100% equity in all its spec and build-to-suit projects at Cedar Port and has partnered with Guardian Life Insurance to finance the buildout of DC 4.

E.E. Reed Construction L.P. is the general contractor on the project, and Powers Brown Architecture is the architect. John Simons, Gray Gilbert, and Chris Haro with Partners are the leasing agents for the project.
