Stream Realty unveils high-end Austin office project

The new building received approval from the city council earlier this year and will begin construction early next year

Stream Realty Partners has revealed new details about the six-story office project it’s building on the last remaining developable block in Core East Austin.

The Dallas-based developer received official approval for the project from the city council back in April, but details at the time were scant.

The building at 1400 E. Fourth St. will be connected directly to the Lance Armstrong Bikeway and will offer bike valet service according to Stream, and the developer is targeting a gold rating from the U.S. Green Building Council’s LEED certification system.

“As we approached 1400 East and East Austin, we studied highly complex sustainable design in similar neighborhoods like SoHo, Fulton Market, and RiNo,” said Connor Greissing, managing director and partner at Stream Austin.

The design will be what Greissing described as “biophilic” — a design concept intended to increase building occupants’ connection to the natural environment.

To that end, 1400 East will incorporate lots of outdoor space, including private patios on each floor, a ground-floor paseo connecting to the Lance Armstrong bikeway, and a rooftop patio, the only office building in the area that will have one.

The building will also have a fitness center, a direct connection to Austin’s Metrorail and a ground-floor cafe.

Austin has been ahead of the curve in return-to-office efforts since earlier this year, with the city having an average of 54 percent of its office space occupied as of March, well above the national average of 38 percent at the time. But Stream is mindful that office developments have to be places that workers will want to come back to.

“We found that within these successful projects, the design and office offerings were inextricably linked to delivering space that empowers employers to give their employees the best workplace experience imaginable,” Greissing said.

“When thinking through the amenities and floor plates, we took a unique approach to design, relying on direct, candid feedback from tenants in the CBD and East Austin. We plan to deliver exactly what today’s users want to create–an agile and versatile work environment. 1400 East will set a new standard for office space in East Austin.”

With finance from Charlotte-based investment firm Barings, Stream hired HKS Architects to design the building. HKS is already working on another Austinb office project, 98 Red River, which will be the tallest building in the state at 70 stories.

Construction on 1400 East will begin in early 2023 with final delivery by late 2024.
