Howard Hughes Corp. lands 100K sf H-E-B as Village Green anchor

Howard Hughes Corp.’s plans for its mixed-use project within a larger Cypress development are taking shape.

The Woodlands-based real estate development and management company recently revealed the plans for a mixed-use urban center, called Village Green, for the 11,500-acre master-planned Bridgeland Central community, the Houston Business Journal reported. The 23-acre commercial portion of the development, which will be anchored by a mass timber office building and the first H-E-B grocery store in Bridgeland, is expected to open in 2024.

The 100,000-square-foot grocery store will have delivery and curbside pick-up options as well as a pharmacy and a gas station and will be located at the intersection of Bridgeland Creek Parkway and Summit Point Crossing. Tal McIver of McIver Properties represented the grocery chain in the deal, while Eric Walker of Capital Retail Partners represented the Howard Hughes Corp.

The mass timber office building, which will be the first building of its kind in the Houston area, will rise three stories and span 49,000 square feet. The building will be built with low-carbon concrete, zinc cladding and renewable energy, as well as the engineered wood, which will reduce the building’s overall carbon emissions. In addition, the building will have a 10,000-gallon rainwater harvesting system that will reduce its municipal water consumption by 98 percent.

San Antonio-based Lake Flato, Houston-based Kirksey Architecture and Houston-based Tellepsen have been hired as the design architect, architect of record and general contractor, respectively.

Once completed, Scott Fikes and Jack Russo with JLL will manage the leasing for the mass timber building, meanwhile, Howard Hughes Corp.’s Marissa Moreau and Capital Retail Properties’ Jacob Weersing will oversee the retail leases for Village Green.
