Douglas Elliman tapped to handle marketing of 40 luxe units

A Houston-based developer is planning a new eight-story condo tower in River Oaks.

Pelican Builders is set to begin construction on The Lexington at 2419 Mimosa Drive in the first quarter of 2023, the Houston Business Journal reported. The project will consist of 40 condo units spread across six floors, with the bottom two floors being used for parking.

The units will include private terraces, island kitchens, curbless showers, smart-home capabilities, individually controlled air conditioning units and outdoor pet-relief stations. In addition, a third-floor lounge area will have seating areas, card tables, a serving bar and dining room. Residents will also have access to a fitness center, 24-hour concierge services, valet parking and temperature-controlled storage units.

The project, which is being designed by Houston-based Kirksey, will be nestled between the Mimosa Place gated community and The Revere, a nine-story condo complex Pelican Builders completed in 2019.

“Having a consistent team in place and executing building after building with the same professionals is the key to delivering a quality development,” Derek Darnell, president of Pelican Builders, told the outlet.

There will be four penthouse units priced around $4.3 million, and the remaining units will start at $1.7 million. Douglas Elliman Development Marketing will manage sales for The Lexington. Pelican recently sold the last of the 30 units in The Revere, reaching $70 million for total sales at the development.

The developer also recently topped out on its 17-story Hawthorne, 67-unit tower at 5656 San Felipe Street in Tanglewood.
