Restoration Hardware Appears Poised to Ditch Simon for Tanger Outlet in San Marcos

Upscale furniture brand files plan to build 21K sf shop down street from current location

RH, the upscale home goods retailer formerly known as Restoration Hardware, appears poised to move its San Marcos shop from a Simon-owned retail center to the neighboring Tanger Outlets.

The firm filed plans to renovate a storefront at the Tanger Outlets, located at 4015 Interstate 35 in the Austin suburb. The job is expected to cost $200,000 and cover 21,000 square feet. Work will start in January and run just over a month.

At present, RH leases a location just down the road at Simon’s San Marcos Premium Outlets at 3939 Interstate 35. San Marcos is known for its outlet stores, which line a strip of I-35 just south of Texas State University.

A representative for Simon declined to say whether the RH in Premium Outlets will close, and representatives of RH and Tanger did not respond to requests for comment. But unlike mattress shops and gas stations, RH stores do not typically come in pairs.

As RH has expanded its hospitality and restaurant offerings in recent years, it has also become a real estate player. In September, the firm purchased 850 acres of land in Napa Valley, California, for $25 million. It plans to open a winery, guesthouse and residences on the property. In Miami, it had planned to spend upwards of $100 million to build an RH-branded hotel, but that deal imploded and is now mired in court.

Michigan-based Stucky Vitale Architects is the design firm of record. A representative for the firm did not respond to a telephone call requesting comment.
