Ad agency adds full floor to lease in Dallas’ West End

Big D continues to post big office leases.

An advertising agency recently doubled its space at the Luminary, a 4-year-old office building in the West End of downtown.

LERMA/ advertising agency is expanding its space just months after the seven-story building changed hands. The Dallas-based firm first inked its lease at 401 North Houston Street barely a year ago. Now it’s adding another full floor, growing from 28,000 to 56,000 square feet, the Dallas Business Journal reports.

Stream Realty Partners represented LERMA/ in the transaction. The owner of the building, Harwood International, represented itself. Harwood acquired the nearly 170,000-square-foot property in July from its developer, Crescent Real Estate, which finished the project in 2019.

Formerly known as Richards/Lerma, the agency rebranded in 2020, on the eve of its 10-year anniversary. LERMA/ provides brands with Hispanic and multicultural audience outreach and has worked on campaigns for Anheuser-Busch, the Dallas Cowboys, Keurig Dr Pepper and Home Depot. The rebrand was intended to reflect the company’s focus on digital work for diverse audiences, according to a press release from the time. Notably, the firm was behind the Salvation Army’s Love Beyond campaign which aimed to distance the organization from its association with anti-LGBT discrimination.

“I believe that a great office space improves productivity and company culture,” CEO Pedro Lerma said in a statement. “We look forward to continuing to do great things in the Luminary for many more years and, hopefully, many more expansions.”
