Erath County horse-breeding ranch hits market for $16M

The 1,400-acre ranch is about an hour and a half from Dallas-Fort Worth

The Rocking M Ranch, a recreational ranch and horse breeding facility in Erath County, has hit the market for almost $11,092 per acre.

The 1,438-acre property, offered for almost $16 million, has a pool, gardens and a 9-acre lake. The sellers are husband-and-wife horse breeders Mike and Linda Mewhinney, and the property is being marketed by Burgher-Ray Ranch Group, a ranch brokerage led by David Burgher and Harlan Ray under Briggs Freeman Sotheby’s International Realty, the Dallas Morning News reports.

The ranch, about 100 miles from Dallas near Stephenville, includes a main house, two three-bedroom guesthouses, two horse barns with more than 30 horse stalls and an outdoor arena.

“It’s a legacy property,” Burgher told the outlet, adding that the ranch combines “a beautiful equestrian property with all of the stalls and facilities to raise and run horses” and a “beautiful terrain with lots of wildlife.”

The Mewhinneys have been breeding Peruvian Paso horses at the ranch for more than 30 years. Pasos are known for their ambling gait in between their walk and trot. Their unique strut briefly earned them internet fame as a meme some odd years ago.

While Rocking M’s listing mentions that its pastures and fields are “suited for running cattle,” the property is being marketed as a recreational ranch for the Dallas-Fort Worth city slicker. In fact, the ranch’s location is its biggest draw, Burgher said.

“It’s only a little over an hour and a half from Dallas,” he said. “That’s really the driver. Anything inside of a two-hour drive time is golden these days.”

For errands or a quick bite to eat while fishing or breeding horses, the city of Stephenville is a 15 minute drive away. Founded in 1854, this town of just over 20,000 is the home of Tarleton State University and one of several communities in Texas that call themselves the “Cowboy Capital of the World.”
