Trammell Crow adding 209-resi units to Houston

The commercial developer is staking its multifamily claim to one of the city’s most attractive districts

Trammell Crow is turning an old strip mall into nine stories of luxury residences in one of Houston’s hottest neighborhoods.

High Street Residential, a subsidiary of the Dallas-based developer, plans to build a 209-unit multifamily complex with ground-floor retail at 2311 Westheimer Road in the northeast-end of the Greenway/Upper Kirby district.

The $97 million estimated cost comes to about $464,000 per residential unit.

The aging one-story retail center on the site includes an Antique Mall, restaurants and a laundromat.

Details about the project, Residences on Westheimer, remain limited, but preliminary plans filed with the city show nine stories of residential over four levels of parking with 2,800 square feet of retail.

Construction will begin in February and last until December 2024, according to the filing. Ziegler Cooper Architects has been tapped to design the building.

Despite recession fears and the recent cooling of the resi market, Trammell Crow has remained bullish on developing high-end multifamily in Houston with projects in Downtown and North Houston.

Houston’s tourism website describes the Greenway/Upper Kirby district as a once forgotten part of town that is “now at the center of the city’s growth.” Mid-rise urban residential, mixed-use developments and commercial centers have become prominent in the neighborhood that is located minutes away from Greenway Plaza, Downtown and the Texas Medical Center.
