Love’s plans tire depot on I-35 south of San Antonio

Ambrose is leading the development that will serve commercial fleets

Love’s is building a warehouse a few miles south of San Antonio, in Natalia.
Indianapolis-based developer Ambrose began construction on a 252,000-square-foot fleet tire warehouse for Love’s Truck Care and Speedco, a division of Oklahoma City-based Love’s Travel Stops, the San Antonio Business Journal reported. The facility will rise on 54 acres next to a Love’s truck stop at 21458 FM 471. The land was valued at $3 million by Medina County for tax purposes this year, but construction costs haven’t been disclosed.

The tire warehouse will be the company’s seventh nationwide, underscoring the increase in commercial fleet traffic along the Interstate 35 corridor. The facility will sell new and retreaded tires to commercial customers who drive through the area regularly.

Construction, which is being led by Catamount Constructors, will take about a year to complete as the HDA Architects-designed facility is scheduled to be complete by December 2023.

The vacancy rate for warehouses and other industrial spaces ranged from 4 to 5 percent in the third quarter of 2022, according to Data from CBRE Group and Stream Realty Partners.

Stream and McCombs Properties also recently filed plans to build a 200,000-square-foot shell warehouse at 6719 Interstate 10 East. The building will be part of Stream and McCombs’ 100-acre master-planned development that calls for a mix of office, retail, industrial and warehouse. The structure is part of a four-building, 800,000-square-foot third phase of the park, which abuts the interstate for more than a mile.
