MetroNational leases 5 floors of Memorial City project

The nine-story 9753 Katy Freeway office building is now 100 percent occupied

A Houston-based natural gas extraction company leased five floors of an office building that will be delivered this year in Memorial City.

Callon Petroleum signed for 107,000 square feet of the nine-story 9753 Katy Freeway office building, the Houston Business Journal reported. MetroNational topped out the building in August, and it is now 100 percent leased.

Joseph Peddie and Morgan Relyea Colt of Cushman & Wakefield represented Callon, while MetroNational’s own Brad MacDougall and Warren Alexander negotiated the lease for the landlord.

Callon will relocate its headquarters from the three floors it currently occupies in BriarLake Plaza on Beltway 8 in west Houston.

The Memorial City building’s fitness center, outdoor green spaces, access to restaurants, and shuttle service to the mall and nearby hotels attracted the company to the space after a year-long search, Callon President and CEO Joe Gatto told the outlet.

BW Energy USA Management leased three floors of the building in September, and Origin Bank will also be a tenant.

Previously based in Mississippi, Callon relocated the seat of its corporate operations, Houston, in 2019 after it bought Houston-based Carrizo Oil & Gas for $3.2 billion in stock.

The 9753 Katy Freeway office building is the second phase of a 4-acre mixed-use development, anchored by the 25-story McKinley luxury apartment tower. Kirksey Architecture is designing the office building, which is expected to open in the third quarter.
