Quadrant leases renovated Design District office/retail

Manufacturing District among developer’s projects in former manufacturing district

Quadrant Investment Properties has big plans for the Dallas Design District.

The Dallas-based firm owns almost two dozen properties in this commercial area sandwiched between Interstate 35 and the Trinity River. Quadrant just completed a $2 million renovation to the International, a 160,000-square-foot showroom and retail center at 150 Turtle Creek Boulevard.

A recent warehouse conversion recently landed a slate of tenants, the Dallas Morning News reports.

Its 90,000-square-foot office center, called Manufacturing District, is a block of revamped warehouse and showroom buildings near Irving Boulevard. The two-story complex has panoramic views of downtown Dallas and Uptown and is just across the interstate from Turtle Creek.

Dallas-based Kirksey Architecture has leased an 8,000-square-foot office at Manufacturing District. Meanwhile, Smart Business Concepts, an accounting firm, occupies a 5,300-square-foot space, and Triumphs Espresso & Whiskey recently opened a 1,600-square-foot storefront. The transportation firm Alto also rents an office there.

“Companies that want office space to complement their brand are finding the Manufacturing District very attractive,” Quadrant founder Chad Cook said.

“We look forward to growing our tenant community around these brands.”

Quadrant and its partner, Maryland-based FCP, also have two buildings under construction in the Design District: the 10-story Thirteen Thirty-Three office building and the five-story River Edge office and retail project being built at 155 River Edge Street, where Transwestern and Shop Cos are lessees.
