A mystery tenant has leased more than 1 million square feet at the Southport Logistics Park south of Dallas from developer Logistics Property Company.
Terms of the full-building lease at 1300 Fulghum Road in Wilmer weren’t disclosed.
A clue on the tenant, from a media release about the deal: “An American multinational corporation, the tenant engages in the design, development, manufacturing, and marketing of footwear, apparel, equipment, accessories and services.”
Kacy Jones and John Hendricks with CBRE in Dallas-Fort Worth represented LPC. Seth Kelly and Dan Estes with CBRE represented the tenant.
The Class A business park sits on more than 531 acres and includes over 9 million square feet total.
Its location near interstates 20, 30 and 45, as well as its adjacency to the Union Pacific Intermodal train terminal has been an advantage in finding labor for development and tenants for leasing, said Max Mueller of LPC.
More than 20.1 million square feet of warehouse projects were under construction in southern Dallas last year, according to data from Cushman & Wakefield.
The City of Wilmer’s Economic Development Corporation markets the town, population 5,332, as “America’s Logistics Center.” It is a distribution point for Unilever, Proctor & Gamble, Whirlpool, Ace Hardware and Medline, according to the EDC’s website.
LPC’s development in the park includes four buildings, one of which is still under construction, on 252 acres. It previously leased 400,000 square feet to a Fortune 100 e-commerce company, while a 1.1 million-square-foot building is leased to an unnamed American packaged-goods manufacturer.
The building LPC has under construction at the park is being marketed as 620,000 square feet, but it could be expanded to between 930,000 and 960,000 square feet, according to a media release.
