A New York-based multifamily developer is planning a few residential projects in Texas.
Sovereign Properties will begin work on a 312-unit, six-building complex at the southern corner of Nationwide Drive and Texas State Highway 151 this coming July, the San Antonio Business Journal reported. Atlantica at Westover Hills is expected to be completed by the end of August 2025.
The firm didn’t disclose a purchase price for the land, but it was most recently appraised for tax purposes at $4.1 million.
Plans for the 418,000-square-foot development call for one-, two- and three-bedroom units ranging from $1,400 up to $2,550.
“Our typical apartment renter is upper-middle class,” Sovereign’s vice president of development Camil Zuk told the outlet. “It could be a working professional or a family that is looking for a higher-end product that they may not be able to purchase in a home, or they want to move into a better area whether it’s for a closer commute or better quality schools.”
A dog spa is among the community amenities.
Sovereign has another Atlantica property in Fort Worth suburb Burleson that has a community kitchen, resort-style swimming pool and onsite fitness center. The units will include quartz countertops, stainless steel appliances and solid wood cabinets, according to the company’s website.
Humphreys & Partners has been hired as the architect for the project, but a general contractor hasn’t been selected yet.
The Far West Side of San Antonio has been attracting development recently. In October, Genesis Capital Partners, which operates as GenCap, filed plans with the Texas Department of Licensing and Regulation to build a $48 million multifamily project on a 16-acre lot in Westover Hills.
