Industrial: Stream, Hines plan massive warehouses in Central Texas

Stream Realty Partners started construction on 1.75 million square feet of warehouse space in Central Texas recently: 

  • Buda Commerce Center, off Goforth Road at Interstate 35 in Buda, spans 968,000 square feet across five buildings, sitting on 70 acres. Delivery is expected by the end of this year.
  • Eastside Commerce Center at Old Bastrop Road and Dalton Lane in Southeast Austin, spans 413,000 square feet, to be completed by the end of 2024.
  • Howard 130, on East Howard Lane between Texas 130 and Harris Branch Parkway in Northeast Austin, is a 376,000-square-foot “modern infill industrial complex” of three buildings, expected to be completed this summer.

Construction costs weren’t disclosed.

Hines plans to start construction next month at an industrial warehouse complex in northeast Austin. The Bluebonnet Business Center’s building 4 will span about 415,000 square feet and cost about $20 million, or a little over $48 per foot, for the “cold dark shell,” according to a filing with the Texas Department of Licensing and Regulation. The Houston-based firm also filed plans for the 88,000-square-foot building 1, costing about $4.5 million or $51 per foot. Bluebonnet Business Center is at 9219 Old Manor Road.

Bridge Logistics Properties plans to start construction in April on two industrial warehouse buildings in Dallas/Fort Worth suburb Grand Prairie, totaling about $19.5 million and 180,000 square feet, a cost more than $100 per foot, according to a TDLR filing. The site at 2650 South Great Southwest Parkway, near Traders Village, comprises about 2.5 acres, according to the Tarrant Appraisal District.

Trans-Global Solutions plans an April start for a 609,000-square-foot warehouse on F.M. 1405 in Baytown, near Houston. Project costs are estimated at $26.7 million, or about $44 per square foot, according to a TDLR filing.

Pipeline Realty plans to start construction in May on a 283,000-square-foot warehouse, costing an estimated $20 million, or almost $71 per square foot, at 2802 Holmes Road in Houston.

Jackson Shaw Company plans to build more than 600,000 square feet of warehouse, distribution and office space across four buildings on 67 acres near the Austin-Bergstrom International Airport. The project, dubbed ATX 130, is off State Highway 130 and Elroy Road in far Southeast Austin, the Austin Business Journal reported.

CanTex Capital purchased three industrial buildings off of Highway 114 and East Grauwyler Road, the Dallas Morning News reported. The buildings comprise about 313,000 square feet. Financial terms weren’t disclosed.
