Agents in some Texas brokerages are incorporating ChatGPT into their daily workflow through a local online platform.

LandOnEarth inked a deal with Keller Williams City View in San Antonio, allowing its clients to use a matchmaking software to find properties best suited for them, the San Antonio Business Journal reported

The San Antonio-based real estate technology company founded by Mario Corona, is using GPT-4, the latest iteration of OpenAI’s ChatGPT software, to aid agents and prospective home buyers in San Antonio and Austin.

The firm is planning to expand into more Texas markets, including Houston and Dallas, as well as California, Corona told the outlet. The company also has contracts with JLA Realty in Houston and eXp Realty in Dallas.

The deals allow agents to use the platform for a flat fee of $200 per month. After inviting clients to join, agents can monitor their clients’ actions through a dashboard only they can see.

The clients answer questions about their ideal home, neighborhood and lifestyle. GPT-4 turns their responses into a narrative. It sends that to the “matchmaking” feature, which generates MLS listings based on their preferences.

The platform fine tunes prospective buyers’ values over time, giving more weight to things like neighborhood and home amenities.
