Trammell Crow eyes mixed-use in South Austin

Redevelopment of Twin Oaks Shopping Center would include nearly 1,000 residences

Trammell Crow Company aims to transform an old strip mall in South Austin into a massive mixed-use complex.

The Dallas-based firm plans to replace the 1950s-built Twin Oaks Shopping Center at 2315 South Congress Avenue with nearly 1,000 new homes, a hotel, offices and retail, Towers Austin reported. The project is slated to be completed in 2030, if it receives city approval.

The property was purchased in 2016 by grocery chain H-E-B. It still has a store in the shopping center, while it builds a larger one at the southwest corner of the same intersection. 

Development details were revealed in Trammell Crow’s application for a Transportation Impact Analysis, filed with the City of Austin earlier this year, to estimate traffic that would be generated by a new development.

The document reveals two mid-rise multifamily buildings with a combined 748 units. An additional 211 “single-family attached” units, would most likely be townhome-style residences, are also proposed. The ambitious project also includes a 175-room hotel, 150,000 square feet of office and 125,000 square feet of retail.

The redevelopment plans are poised to bring a substantial increase in density to the site, which currently comprises an aging strip mall and a vast parking lot.
