Calvin Burgess wants to turn a massive swath of land along the Texas-Oklahoma border into a $1.5 billion development with high-end residences and meat production facilities.
The long-time Oklahoma contractor and Dominion Group founder has a vision to build 1,420 home sites, a 5,000-foot runway for small jets, five man-made lakes, beef and fish processing plants and two greenhouses north of the intersection at FM410 and County Road 2356 in Red River County, the Dallas Morning News reported.
“I decided this is like what it says in the Bible, that someone found a piece of ground with a hidden treasure,” Burgess told the outlet.
Burgess’ company, Prime Harvest, controls the 1,850-acre site, about 140 miles northeast of Dallas. It will cost about $850 million to build the residential portion and $50 million for the food production facilities. The project, called Living Waters, will triple the county’s tax base with a taxable value of roughly $1.5 billion, Burgess said.
The processing plants could produce 50 million pounds of beef and 5 million pounds of salmon for wholesalers and retailers nationwide, possibly making it “the largest salmon producer in the nation.”
The residential community will target fishing and aviation enthusiasts, with lots starting at $99,500. Some homes will be uniquely elevated above lakes, while others will have private hangars along the runway. The runway is expected to be completed soon, further attracting pilots interested in living alongside their planes.
Living Waters is designed with sustainability in mind. Burgess envisions the potential for biodiesel produced from beef tallow and soybean oil from the meat plant, combined with solar energy, to power the entire property.
Work has started on two dams to create lakes, and land preparations for home sites are expected to begin later this year. Home construction will occur in phases over the next five to six years, the outlet reported.
