Asana Partners has expanded its North Texas portfolio with the purchase of a large office property in the Dallas Design District.

The North-Carolina based firm paid an undisclosed amount for the International, a 155,000-square-foot office complex and showroom at 150 Turtle Creek Boulevard, the Dallas Morning News reported

The sellers, Quadrant Investment Properties and Maryland-based Federal Capital Partners, had owned the property since 2020. 

The International, built in 1949 as a warehouse for International Harvester, underwent a transformation in 2005, becoming a hub for furnishing, creative and design companies. Tenants at the site include linen provider BBJ La Tavola, architecture firm LRK and furniture hardware manufacturer Hawa Sliding Solutions.

Asana Partners, known for its value-add investments in “dynamic mixed-use neighborhoods,” has been expanding its presence in the Dallas area. In 2017, the company acquired over three dozen properties in Dallas’ Deep Ellum neighborhood, making it one of the largest property owners in the neighborhood. In 2019, Asana added 421,000 square feet of office and retail space in Victory Park, northwest of downtown Dallas.

In North Dallas, Asana bought The Hill shopping center two years ago and is working to redevelop the site into a residential high-rise. Furthermore, the firm extended its reach to Fort Worth’s Cultural District with the purchase of the mixed-use Foundry District last year.
