Oregon-based financial services company to lease 52K sf in 12-story building

Stream Realty Partners scored a financial services company as an office tenant at the Quad, the developer’s $100 million redevelopment of the Quadrangle shopping center in Uptown Dallas.

Portland, Oregon-based M Financial Group has leased about 52,000 square feet in the 12-story office building, which is under construction at 2699 Howell Street, according to a news release from Dallas-based Stream. It will be the 45-year-old M Financial’s first Dallas office.

Dean Collins, Mark Collins and Doug Deurwaarder of Cushman & Wakefield represented M Financial in lease negotiations, while Ryan Evanich and Marissa Parkin of Stream represented the owner.

M Financial joins a growing list of companies that are moving to Uptown, a hotbed of office development that is beginning to outperform downtown as an office destination. Bank of America recently announced plans to relocate from its namesake tower on Main Street to KDC’s 30-story Parkside Uptown, which is one of many luxury office projects in the Uptown pipeline.

The Quad is set to span 345,000 square feet of Class A office space, along with 18,500 square feet of retail. The Quad is expected to open in March and has garnered significant interest for its differentiated design, advanced technology and health-focused features, such as hospital-grade air filtration and increased outside air circulation, the release says.

M Financial is the third office tenant to sign a lease at the Quad, following Blackstone-owned Revantage real estate’s 32,000-square-foot commitment in March. Chicago Title previously leased 21,000 square feet at the site. 

On the retail side, an outpost of Two Hands, a restaurant inspired by Australian cafe culture that has locations in New York, Austin and Nashville, has leased one of the ground-floor spaces and is expected to open in the first quarter of next year. 

The Quad will feature a boatload of amenities, including a fitness center, club lounge and conference center, an acre of outdoor space, a bike valet and top-floor outdoor terrace with expansive views. It’s also near popular Uptown restaurants, hotels and entertainment venues.
