EQT Exeter, a division of Stockholm-based EQT, has purchased a 412,500-square-foot warehouse development in the Austin suburb of Georgetown for $60.9 million, according to an SEC filing. The price is nearly $148 per square foot. The seller was Portman Holdings. The warehouse is fully leased to a single tenant, according to the filing. The development is in the 231-acre GTX Logistics Park, where Tesla supplier U.S. Farathane is a tenant.
Here’s what else is happening in Texas industrial real estate.
- Dallas-based Velocis plans to build two industrial buildings spanning 531,000 square feet, at Alliance Boulevard and U.S. Highway 79 in Hutto, a Central Texas town that is experiencing an AI data center building boom. The buildings, named Hutto Building 3 and 4, are estimated to cost $26.5 million, or about $50 per square foot, to build.
- Irving-based Project Service Group filed plans to build a 75,000-square-foot warehouse in Southern Dallas, at 4101 Duncanville Road. Construction could start in June and take about a year.
- Coca-Cola Southwest Beverages filed plans for a 170,000-square-foot expansion to its plant at 3400 Fossil Creek Boulevard. The project includes 24,000 square feet of warehouse and 35,000 square feet of manufacturing space. It is expected to be completed in summer 2026.
- Houston-based National Property Holdings plans to build a 603,000-square-foot industrial shell building at 8840 East Grand Parkway South in Baytown, near Houston. The project, Ameriport Building 20, is expected to cost $30.1 million, or $50 per square foot. Construction could start in June and take about a year.
- CLX Ventures, a Dallas-based company led by Brad Copeland and Tony Long, filed plans to build two industrial buildings spanning 380,000 square feet on Yarrington Road in San Marcos, between Austin and San Antonio. It is expected to cost $24 million to build, or $63 million per square foot. Construction will to start in June and take about a year, according to the filing.
