A sprawling ranch just outside Boerne in the Texas Hill Country has a publicly listed price after sitting on the market without one since 2022.
The 3,600-acre Mt. Solitude Ranch, about 30 minutes northwest of San Antonio, is asking $80 million, or roughly $22,200 per acre, the San Antonio Business Journal reported. Bernard Uechtritz of Dallas-based Icon Global is the listing agent.
The property, originally settled by Germans, is priced within the median range for master-planned development sites, Uechtritz said. Its location has attracted interest primarily from master-planned developers and production homebuilders.
“It’s right in the path of progress, so there’s a tremendous amount of current interest in the development community — all the usual brands we know around Texas,” Uechtritz told the outlet.
The ranch’s size and location make it ideal for large-scale development, although its topography could limit the density of construction. Despite those obstacles, planned roads and bypasses are expected to enhance its connectivity to the expanding San Antonio metro.
The property has also drawn interest from investors looking to “park” their money in land as a hedge against stock market volatility. Land in Texas appreciates by 3 to 7 percent annually, making it a solid investment, Uechtritz said.
The Hill Country, known for its scenic views and abundance of wineries, is home to numerous high-dollar ranch listings. Scimitar Hill Vineyards, a 126-acre ranch in Camp Verde that also features an entire winemaking estate, hit the market in April at $5.2 million, over $41,000 per acre.
In November, the 1,560-acre River Oaks Ranch, about 40 miles from Austin, was listed for $45 million. A 738-acre ranch in Spicewood also went up for sale last year, priced just shy of $17 million.
