Luxury sales, listings ramping up as predicted

Eight homes last listed for over $2M sold last week, and there were 26 new listings

Luxury home sales gained momentum in Austin last week, with eight deals signed for homes asking over $2 million, a sign that expected demand is beginning to pull through. 

The total deal volume for the week of Jan. 6 to Jan. 12 was $21 million, down $5 million from the week before, according to the Eklund Gomes luxury report. That week, one of four contracts was signed for the second-priciest home in the city, last listed at $17 million off Lake Austin, on Dec. 31. 

The biggest of last week’s deals, however, was one for 5608 Woodview Avenue, last listed at $3 million by Eklund Gomes’ Michael Reisor and The Leaders Realty’s Kristee Leonard. The five-bedroom home in Allandale was built by local architect Studio Celeste in 2023. It spans two stories with large floor to ceiling windows, multiple living areas and a 4,600-square-foot open floorplan, asking about $650 per square foot.

There was also 1504 West 9th Street in West Austin in the Clarksville neighborhood, which is under contract at just under $3 million, or $650 per square foot. It’s a 100-year-old two-story Craftsman, with three bedrooms, spanning almost 2,800 square feet on about a third of an acre. It was listed by Kuper Sotheby’s International Realty agent Matt Easterling.

The lowest-priced luxury contract was for 1005 Jewel Street, last listed at $2.05 million, or $794 per square foot, in Bouldin Creek. 

The average price point for the eight deals was $2.6 million, a 60 percent decrease from the week before, while the homes’ days on market increased to 156 from 79, the report said.

New luxury listings got a boost, too: 15 more hit the market than the week before, at 26 new active listings and 274 active properties asking more than $2 million, the report said. That puts the weekly conversion rate at about 3, double the week prior, another sign of a luxury comeback ramping up this year. 

The priciest new listing was for a West Lake Hills home relisted at $6.9 million on Monday, 13 percent less than it asked in October, at 909 Live Oak Ridge Road in Westlake. The 5,100-square-foot Mediterranean-style home has five bedrooms and sits on 1.3 acres, asking $1,355 per square foot.
