Developer Satya is adding another floor to Texas’ first St. Regis condo tower amid strong buyer demand, the latest sign that high-end condo living is catching fire in the state’s traditionally sprawl-driven real estate landscape.  

Nearly 40 percent of the 90 units have already been reserved via nonbinding bids that require cash deposits, prompting the developer to reconfigure the tower and increase the number of larger units and penthouses, the Houston Business Journal reported.

The now 38-story tower is set to rise at 102 Asbury Street between Memorial Drive and Buffalo Bayou in Houston. Construction is scheduled to start in the fourth quarter and take two and a half years.

Demand for the building’s premium “Sky Collection,” between the 26th and 35th floors, and for the penthouse floor plans drove the redesign. The tower will now include seven penthouses — up from five — including three two-story penthouse units with spiral staircases, private elevators and housekeeper suites for those who want staff quarters.

The units range from 2,000 to 6,000 square feet, with prices starting at $2.4 million. Each residence will have floor-to-ceiling windows, butler closets for secure package delivery and covered terraces with pet-relief areas.

Plans call for amenities spanning more than 40,000 square feet, including a lap pool, cold plunge, spa, fitness and yoga studios, coworking space, private dining rooms and a rooftop cognac bar. 

Residents will also have access to the Marriott International St. Regis brand’s concierge service, plus a pet spa, theater, event space and guest suites for visiting friends or family.

Several luxury condo developments are underway in the Houston metro, including the Ritz Carlton in The Woodlands. Randall Davis Company’s London House in River Oaks pre-sold all but two of its 23 units at 2323 San Felipe Drive, reinforcing that demand for vertical luxury living is gaining ground in the metro.
