Houston notched its first ultra-luxury sale of the year with a River Oaks mansion asking $13 million.
Oil broker Jarrad Lewis and interior designer Colleen DiFonzo sold the 11,700-square-foot home at 3649 Chevy Chase Drive to physician Adeeb Dwairy and attorney Caroline Dwairy last week, according to public records and Compass Real Estate. Compass agents represented both sides of the deal. The final sale price is unavailable, but the asking price amounts to about $1,100 per square foot.
The 2023 custom home has five bedrooms, 10 bathrooms, a game room and a gym with a sauna and steam shower.
The sellers first listed the property in June for $15 million, according to Zillow. Price cuts ensued in July, September and November.
However, compared to other markets, Houston luxury sellers benefit from limited inventory, according to buyer’s agent Christine Laborde. The River Oaks neighborhood isn’t just the city’s preeminent luxury area; it’s one of the city’s only neighborhoods with a steady stock of homes listed above $10 million. Five of the top 10 residential deals in the city last year took place within a mile of 3649 Chevy Chase.
“And so, when those homes come open in Houston, they’re gone,” Laborde said.
“You’re inside the 610 loop. You’re closer to multiple sports venues,” Laborde added. And, in a city notorious for its sprawl, a centrally located home gains a certain “allure,” she said.
The average Houston luxury home sold in 52 days last fall, half the time it took for the average Austin luxury home to sell, according to Redfin.
While it’s not a record-breaking deal, the Chevy Chase home outranks some of the top homes sold in the last year. Seven of the top 10 most expensive homes sold in Houston in 2025 asked less than $13 million.
That means the home has a good shot at making the top five sales of 2026 — unless somebody buys the castle asking $60 millon at 107 Timberwilde Lane.
