Spec developer sells Spring mansion to mystery trust — after removing listing last year

Formerly asking $12M, 16K sf estate was developed by Simon Luxury Homes

A spec mansion in the Houston suburbs found a buyer after asking a price to rival those of the city’s toniest neighborhoods.

The 16,000-square-foot estate at 6 Estancia Place in Spring, a suburb north of Houston, traded on Feb. 20, public records show. The home originally listed for $12 million in August 2025, ranking second statewide among the most expensive new offerings on the Multiple Listing Service that month after a $13.5 million home in Dallas,  according to the Houston Association of Realtors. It was removed from the MLS just two weeks later, Redin and Homes.com show. 

It was also the second priciest home to sell in the Houston area in February, according to HAR, trailing a $12.3 million home on Timberwilde Lane in the Memorial neighborhood.

The sprawling property was the largest home by living space of the top 10 August listings in Texas, as well as the top 10 February sales in the Houston area, HAR’s data shows. The home occupies a 1.7-acre lot abutting the Club at Carlton Woods. Amenities of the seven-bedroom, 10-bathroom home include a tennis court, four fireplaces and a heated pool. 

The final sale price of the property is undisclosed, though Redfin pegs it between $9.3 million and $10.7 million.

The sellers, Mario and Amanda Cruz, sold the property to the Atlantis Holdings Trust. The deed shows the name of a fiduciary that services the trust, but not the name of the individual buyer.

Mario Cruz owns Simon Luxury Homes, according to state records. Simon built the home at 6 Estancia in 2023 and also built a neighboring mansion at 7 Estancia Place in 2020, according to the company’s website and Harris County records.

Evolve Real Estate agent Heather Albe had the listing for the home at 6 Estancia Place. Albe also affiliates with Simon Luxury Homes, according to her LinkedIn account. eXp Realty agent Patrick Seder represented the buyer.

Despite the vastness of the Houston metropolitan area, which includes nine counties, the most expensive luxury homes in the metro generally nestle in the centrally located River Oaks and Memorial neighborhoods. All of the top 10 homes that sold in Harris County last year are within Houston city limits.

By list price alone, the home at 6 Estancia Place would have outranked seven of those top 10 homes if it had sold last year.
