Toll Brothers and Tri Pointe Homes launch 1,600-plus home development in Richmond

Suburban Houston site considered one of the last in the city available for buildout

Toll Brothers and Tri Pointe Homes are entering a joint venture to develop Evergrove, a master-planned community with 1,655 houses in Richmond. 

The project spans 911 acres in Fort Bend County, situated along Jones Creek near FM 723. The Houston Business Journal reported that the builders acquired the land from multiple sellers in late 2024. 

Construction on the site commenced in early 2025 with Houston-based LJA Engineering serving as the primary civil engineer. The development is about two miles north of FM 359. The two national homebuilders will split the single-family homes nearly equally, with each firm responsible for about 827 homes, according to the outlet. Homesites are designed to range from 45 feet to 80 feet in width.

Toll Brothers’ floor plans will range from 1,884 square feet to 6,145 square feet, while Tri Pointe Homes will offer designs between 2,120 square feet and 5,350 square feet. Pricing for the community is expected to begin in the $400,000s and scale to over $1 million.

Presales for the development are scheduled to open in June. Both builders expect to complete five model homes each by the end of the current year.

The project fills a critical gap in the Richmond submarket, where large developable tracts have become increasingly scarce. Lawrence Dean, president and CEO of Community Builders Advisory Services, told the outlet that most competing home development is occurring much further out. Dean characterized the Evergrove site as one of the few remaining “hole in the doughnut” tracts in an area that is largely built out. 

Amenities for the community will include a central recreation center, a fitness facility and various outdoor features like splash pads and pocket parks. Residents will also have access to an extensive network of trails along the Jones Creek corridor, according to the publication. 

The project is within the Lamar Consolidated School District. First move-ins are currently projected for the first quarter of next year. Completion of the development’s first phase is anticipated by the second quarter of 2027. The builders estimate that a full buildout of the 911-acre site could take between eight and 10 years.

Bryan Murray, division president at Toll Brothers in Houston, stated in a news release that Evergrove is geared to offer luxury living in the area, and the project is the latest in a series of collaborations between the two firms in the Houston region.

Previous joint ventures between Fort Washington, Pennsylvania-based Toll Brothers and Incline Village, Nevada-based Tri Pointe include Pecan Ridge in Fulshear and Woodson’s Reserve in Spring. They have also partnered on projects such as Oakhill Reserve and Lakes at Creekside near Tomball.— Eric Weilbacher
